At Muñoz Lanzas Construcción we specialise in the construction of luxury detached homes on the Costa del Sol. Since 1993 we have been building bespoke detached houses, on one or more storeys, on plots in Marbella, Benahavís, Estepona, Sotogrande and along the rest of the coast, always working alongside the project’s architecture practice.

A detached home is not simply a bigger house: it is a one-off project, with its own plot, its own building services and its own way of living outdoors. That is why we treat it as a singular build, in which every technical decision is made with the family who will live there in mind.

The brief and fitting the house to the plot

It all starts with how the family lives: the number of bedrooms, day-to-day living areas, workspaces, guests, garage or wine cellar. Together with the architecture practice, we turn that brief into a house that sits properly on the plot, in its orientation and within the planning rules.

This is the moment to decide whether the house will have one storey or several, and what role the basement and the outdoor spaces will play.

Working drawings and a detailed budget

We review the working drawings from a construction standpoint: structure, building services, joinery and finishes. From that review we prepare a budget itemised by work package, so that you know what each phase of your detached home includes.

Structure, basement and building envelope

Foundations, basement walls, structure and roofs are the basis of a house that lasts. In the construction of detached homes we take particular care over waterproofing, thermal and acoustic insulation and high-performance windows and doors.

Efficient building services and home automation

Air-source heat pump heating and cooling, underfloor heating, ventilation with heat recovery, solar PV panels or full home automation: we plan the building services from the outset so that the house is comfortable and has low running costs. Regulations require new homes to be nearly zero-energy buildings, and we deliver that with solutions proven on site.

Outdoor spaces, pool and handover

Terraces, porches, garden and swimming pool complete the house. Before handover we test every system, check the finishes room by room and give you the complete documentation for the house.

What does a turnkey detached home build include?

It covers the whole build, from the foundations to the finishes, building services and outdoor spaces, coordinated by a single company. You receive the house finished, tested and ready to move into, with all its documentation.

Do I already need an architect's design?

It isn’t essential in order to start the conversation. If you already have a design, we review it from a construction standpoint; if not, we can guide you through the first steps and work with the architecture practice of your choice.

Is a single-storey house better than a multi-storey one?

It depends on the plot and on how you intend to live in the house. A single storey offers comfort and accessibility but needs more land; several storeys make better use of the plot and the views. We help you weigh both options with sound technical judgement.

What energy efficiency must a new detached home achieve?

Under the Spanish Building Code (Código Técnico de la Edificación), new homes must be nearly zero-energy buildings. We achieve this with a well-designed building envelope, quality windows and doors, air-source heat pumps and, where the design allows, solar energy.

How long does it take to build a detached home?

It depends on the size, the plot and how long the building licence takes to obtain. As a guide, building a high-end detached home usually takes between 12 and 24 months, and before we start we give you a phased programme.
